Every complex façade system, regardless of its design brilliance, contains inherent unknowns until it is built and subjected to real-world stress. For projects worth millions, relying solely on theoretical calculations is a high-stakes gamble. The industry's essential safeguard is the Performance Mock-Up (PMU): a full-scale, physical section of the façade system built and tested before mass fabrication begins.

Testing to the Gold Standards

The PMU is subjected to a battery of rigorous, simulated extreme weather events, often under the guidance of standards like those set by the Centre for Window and Cladding Technology (CWCT) and the American Architectural Manufacturers Association (AAMA). Key tests include:

1.      Dynamic Water Penetration (AAMA 501.1): Simulating wind-driven rain using aircraft-engine nozzles to expose subtle leakage paths.

2.      Structural Integrity (ASTM E330): Applying uniform static and cyclic air pressure to test the system’s ability to withstand maximum wind loads without deformation or catastrophic failure.

The CWCT Sequence B test is particularly critical, as it evaluates the system's ability to resist high-pressure water, which is key to long-term Water-Tightness.

The Value of Controlled Failure

The goal of a PMU is, paradoxically, to find weaknesses. Identifying a leakage point, a minor structural flaw, or a sealant incompatibility in the Mock-Up Phase is a low-cost correction. Finding that same flaw after a skyscraper has been fully clad is a multi-million dollar mistake requiring disruptive and expensive remediation. The PMU effectively serves as an Insurance Policy against system failure and protects the entire project schedule and budget.
